What is a subcontractor in construction?
A subcontractor is engaged by a main contractor to perform a defined part of the construction work. The subcontract sets out scope, quality, deadlines and remuneration.
Subcontractors often provide specialist services such as electrical, plumbing, façade, painting or interior work. Their contract is normally with the main contractor rather than directly with the client.
What must be coordinated?
- precise scope and interfaces with other trades;
- plans, specifications and quality requirements;
- schedule, access, logistics and site rules;
- measurement, documentation and payment;
- changes, additional work, defects and acceptance.
The main contractor remains responsible for coordinating the overall project within its own contractual obligations. A subcontractor remains responsible for performing its agreed work correctly and on time.
Clear instructions, current documents and traceable approvals reduce interface disputes. The subcontract should align with the relevant obligations in the main contract for work.
